The property we sold was a unique property on the eastside of Tucson, an older home built in 1963, with a unique set of problems. Going in, we told our agent we wanted to sell the property "as is" without having to put a lot of money into it. Upon having the property appraised, the wording of the appraisal more or less limited the sale to a "cash buyer" or flipper. My siblings and myself were not ready to concede this point until we got the results from a foundation expert. We then realized that this was the only strategy available. Our agent demonstrated an expertise that helped us through this whole process, and made it as painless as he could. The only shortfall of the experience was our dealings with Tucson Title and Trust. Shortly before the home went on the market, I executed a quit claim deed with the Tucson recorders office, changing the legal name of the property into the name of my parents revocable trust. This new deed was accepted by the state of Arizona and was issued a legal document number. For whatever reason, Tucson Title wanted our family to open probate proceedings as they would not recognize the recorded deed. Our agent recommended that we seek the help of a paralegal. We did so. She told us what we already knew. Our deed was a legal deed recognized by the state of Arizona. She recommended we shop around and find a different title company. We eventually closed with Stewart Title who had no problem with our deed. Our family feels that this procedure is something our agent or Long Realty should have done for us.

I worked with him both as a seller and a buyer. He kept me constantly updated and always had time for my questions and phone calls - including weekends and evenings. He's enthusiastic, knows the market well, and is realistic about prices, offers, and expectations. His genuineness is immediately apparent; he is also creative in figuring out ways to make a deal work. He came up with great ideas to make sure my house presented well to prospective buyers and to make sure buyers could see the value inherent in my house and its neighborhood.
